Will pressure washing damage my driveway or patio?
When done correctly, pressure washing is safe and effective. I use the correct pressure settings and techniques to avoid damage while achieving excellent results.
Can pressure washing be done all year round?
Yes. Pressure washing can be carried out throughout the year, including autumn and winter, as long as weather conditions are suitable.
Will it get rid of the black spots on my patio?
Pressure alone won't. Those stubborn black dots are lichen and they're rooted into the stone — a jet wash takes the top off and they're back within weeks.
So a normal quote from me is a pressure wash plus a chemical treatment. It's sodium hypochlorite, the same active ingredient as household bleach but at the right strength for the job, and it kills the algae, lichen and black spots properly. The finish is noticeably better than washing alone. I'll then offer a biocide as a second treatment if you want the results to last longer.
Do you re-sand block paving afterwards?
Yes. Cleaning block paving washes the jointing sand out from between the blocks, and it has to go back — without it the blocks work loose and weeds get in faster. I'll price kiln-dried sand into the quote so you can see exactly what it costs.
Do you seal driveways and patios?
I do, yes. Sealing goes on once the surface is clean and dry, and it helps keep dirt and oil sitting on the surface instead of soaking into it. It isn't right for every surface and it isn't something you have to have — I'll tell you straight whether yours is worth sealing when I come and look.
How long will it stay clean?
Usually a year or two, depending on the surface and how much sun it gets. South-facing paving holds up far longer than a shaded north-facing path that never properly dries out. If I apply a biocide after the clean, you'll get considerably longer than that before the green starts coming back.
