Window Cleaning in Rhos-on-Sea, Colwyn Bay & Llandudno

I'm Andy, and I clean windows across Rhos-on-Sea, Colwyn Bay, Penrhyn Bay, Llandudno and Conwy. I use a water-fed pole and pure water, so there are no ladders leaning on your gutters, no dirty bucket, and no smears left behind when it dries. Frames and sills get washed at the same time as the glass, because half-cleaned windows still look dirty.

Window cleaning from £16. You can work yours out below in about twenty seconds — no form to fill in first, and nothing to sign.

Get your price in twenty seconds

Pick your property and how often you'd like it done. The price you see is the price I'll charge — I don't need to come out and measure up for a normal house.

A few houses aren't normal. Big Victorian bays, an awkward extension, a conservatory the size of a small house. I can't see round the back of yours from here, so if there turns out to be a lot more glass than the price assumed, I'll tell you what it actually costs when I get there — before I start, never after I've finished.

What's included in every clean

  • Every accessible window outside, up to three storeys

  • Frames, sills and glazing bars washed at the same time — not just the glass

  • Your front door and any glazed side panels

  • A pure water finish that dries spot-free, so there's nothing to wipe off afterwards

  • A text the evening before, so you can unlock the side gate

  • Pay automatically after each clean. No need to be in, no cash to leave out, no invoices to remember. No deposit and no contract.

Every price above is for a clean every 4 weeks — the outside of your house, frames and sills included.

Prefer a longer gap? Every 6 weeks adds about 15%, so a 3 bed semi-detached is £26. Every 8 weeks adds about 30%, so the same house is £30. A one-off clean without joining the round is £40, with a £35 minimum.

Bigger or older houses — three-storey, Victorian, or anything with a lot more glass than usual — I price in person rather than guessing online. Ask me and I'll come and look.

Got a conservatory? The glass sides and frames go on the round with everything else for £6 a clean.

One-off extras, whenever you like: a conservatory roof from £60, gutter fronts, fascias and soffits washed from £80, solar panels from £55. Blocked gutters are a separate job from £65 — see my gutter cleaning page.

No deposit. No contract.

Easy payments, no chasing

Most of my customers pay by Direct Debit through GoCardless. It takes about a minute on your phone, and then:

  • You don't need to be in. I clean, text you when I'm done, and payment goes out automatically a few days later.

  • You only pay for cleans I've actually done. If the weather stops me, nothing is taken.

  • It's protected by the Direct Debit Guarantee. If a payment is ever taken by mistake, your bank refunds it straight away.

  • You can cancel at any time, through your bank or with one message to me.

I'd rather do this than knock on your door asking for money. Prefer to pay by card or bank transfer? That's fine too.

Why I use a water-fed pole instead of ladders

A water-fed pole is a carbon fibre pole with a brush on the end, fed with water that's been filtered and deionised until it measures 0 ppm. The brush scrubs the glass and the frame, the pure water rinses it, and because there's nothing dissolved in that water there's nothing left behind to dry into spots. That leaves the glass clean and spot-free without needing to wipe it dry afterwards.

It also means I work from the ground. No ladder resting against your gutters, no boots on your render, no one on your driveway who could come off a ladder. I can reach the top of a three-storey house from your path, and I'm insured for all of it.

The first clean usually takes a bit longer than the ones after it, because there's a season of muck sitting in the frames and rubber seals. That's normal, and I don't charge extra for it on a regular round.

Where I clean windows

My regular window cleaning round covers Rhos-on-Sea, Colwyn Bay, Old Colwyn, Mochdre, Penrhyn Bay, Penrhynside, Llandudno, Craig-y-Don, Deganwy, Llandudno Junction, Llanddulas and Abergele.

Keeping my regular round local means I can offer reliable four-weekly cleaning without spending hours travelling between jobs.

For larger one-off jobs, and for pressure washing, render cleaning and gutter work, I travel further across Conwy, Denbighshire and Gwynedd.

Window cleaning questions

Do I need to be home?

No. I only need access to the back if you have a gate — leave it unlocked and I'll do the rest. I text the evening before so you know I'm coming.

What happens if it rains?

Light rain doesn't normally stop me cleaning. Pure water doesn't dry into spots, so rain landing on already-clean glass won't normally mark it. If the weather is particularly poor, I'll rearrange the clean rather than give you a substandard result.

Why do 6 and 8-weekly cost more per clean?

The longer the gap, the more salt and grime the sea air leaves on the glass, so the visit takes longer and uses more pure water. My four-weekly customers pay the least per clean, and their windows look good all year instead of only for the few weeks after each visit.

Is there a contract?

No. Nothing to sign, nothing to cancel. If you want to stop, just tell me and I'll take you off the round.

How do I pay?

Almost all of my customers pay by Direct Debit. You set it up once on your phone, and after each clean you get a text and the payment goes out on its own — nothing to remember, and no need to be in. It isn't a subscription: the payment follows the clean, so you're only ever charged for work I've done. It runs through GoCardless, which thousands of UK businesses use, and it's covered by the Direct Debit Guarantee. Card or bank transfer is fine too if you'd rather.

Is Direct Debit safe? Can you take whatever you like?

No. I can only take payment for a clean I've done, and you get a text with the amount every time. Every Direct Debit is covered by the Direct Debit Guarantee, so if anything is taken in error, your bank refunds it immediately. You can cancel at any time.

Is the first clean more expensive?

No. Some window cleaners charge double for the first one. I don't — the price you're quoted is the price from day one. If the glass genuinely hasn't been touched in years I'll tell you before I start, not after.

Do you clean the insides?

Not on the regular round — I'm set up for outside work, which is where the weather does the damage. If you want the insides done for a special occasion, ask and I'll quote it separately.

How high can you reach?

Three storeys from ground level with the pole, which covers almost every house around here including the taller Victorian properties in Llandudno and Colwyn Bay. Anything above that I'll tell you honestly if I can't do it.

Do you clean conservatories?

The glass sides and frames of a conservatory go on the round with the rest of your windows — it's a small addition to your regular price, and you can add it in the quote tool above. The roof is a bigger, dirtier job and it's priced separately. Most people have the roof done once or twice a year rather than every visit.

Can you do my fascias, soffits or gutters as well?

Yes, but they’re two different jobs. Washing the outside — the white gutter fronts, fascias and soffits — uses the same pole as your windows, so you can add it in the quote tool above from £80. Clearing blocked gutters is done with a gutter vacuum. If you want both, the full gutter wash on my gutter cleaning page is the cheaper way to have them done.
